Latest home sales numbers slightly down in Twin Lakes Area, year still up

The latest monthly home sales numbers for the Twin Lakes Area are down but the year-to-date numbers are well ahead of last year. The latest statistics released by the Arkansas Realtor’s Association are for the month of September. They show 80 new or existing homes were sold in Baxter and Marion counties, compared to 84 in September of 2017. The number also dips from a very good August when 107 homes were sold in the two counties.

Year-to-date, 800 homes have been sold in Baxter and Marion counties, which is up from 734 sold through September last year.

The average price of homes in up slightly in 2018. Through September, the average price of a home sold in Baxter and Marion counties is $134,008 compared to $131,841 last year. That’s an increase of 1.64 percent.

In Fulton County, numbers are down quite a bit. One home was sold in September, compared to six in August. Year-to-date in Fulton County, 33 homes have sold, compared to 48 in the same time period in 2017.

While units sold in Fulton County is down, the average price is up. Through September, the average sale price of a home is $129,380, up 11.5 percent from $116,041 last year.

In Izard County, September saw nine homes sell, which is the same as August. But year-to-date home sales in Izard County are up considerably, with 83 homes sold, compared to 67 at this time last year.

The average price of a home sold in Izard County has exploded this year, up just over 32 percent, the second highest increase in the state. The average home in Izard county this year has sold for $103,101, up from $78,007 in 2017.
