
The Mountain Home Planning Commission met Monday to review a proposal that could expand and refine the city’s C-2 commercial zoning classifications in effort to protect residential areas and how they interact with commercial properties as the city continues to grow.
Several months ago, the commission asked city staff to explore ways to better define C-2 zoning to accommodate different business types and hours of operation. The proposed revisions would divide C-2 into multiple subcategories, such as C-2A, C-2B, and C-2C, each with varying permitted hours of service. For instance, C-2A properties could operate between 6 a.m. and 10 p.m. , while C-2C would allow for 24-hour service with light pollution considerations.
According to Director of Planning and Engineering, Arnold Knox, the changes would not affect any properties currently zoned C-2 that remain in their existing use.

As the city grows former residential high traffic areas are being requested to transition to C-2 to make them marketable to expanding business opportunities. These new zoning designations would protect those areas to avoid residential properties finding themselves right next to a new enterprise with 24 hour noise and light pollution.

The Planning Commission is expected to continue reviewing the draft before forwarding any recommendation to the City Council for consideration. Knox says his office wants to hear from the public during these early stages.
