MH Planning Commission ok’s rezoning of property adjacent to McCabe Park

The Mountain Home Planning Commission approved the rezoning of several tracts of land located near McCabe Park in the southwest corner of the city off of U.S. Highway 62/412 West on Monday.

The area includes tracts 1 and 2, which are located at the intersection of U.S. Highway 62/412 and the Sheid-Hopper Bypass, east of the park. Tract 1 is a 20-acre parcel. Tract 3 is located at the entrance of the park, and tract 4 is located east of Hayes Street and south of Meeks Lumber and Ultimate Auto Group, west of the park. The tracts cover 7.44 and 58.5 acres, respectively.

Online property records indicate the parcels are currently owned by Shirley A. Baker, trustee of the Baker Residuary and Family trusts, who was represented by attorney Ted Sanders of Mountain Home. The petition presented to the commission cites the property as no longer being practical for Residential R-1 use.

The change from Residential R-1 to Commercial C-3 will allow the property to be developed as quiet retail service, which limits the district from housing business before 6 a.m. or after 6 p.m.

Permitted uses according to city statute include:

– retail or personal service business, professional business, office buildings, gift shops and sporting goods shops

– hospitals, nursing homes, assisted living, doctor and dental clinics

– residential structures, permitted in residential districts, including multi-family dwellings

Prohibited uses are:

– motels or hotels, service stations, restaurants, liquor stores or car washes.
